Managed Wi-Fi That Works for the Property Owner

We design and operate property-wide Wi-Fi for multifamily and commercial properties.

The owner controls the network and economics. We handle the technical operations and tenant support.

If you don't own your data & digital infrastructure, your vendors do.

The Economics

What the Economics Can Look Like

A traditional bulk ISP agreement typically gives the owner a small share of billing while the provider keeps control of the network and customer relationship.

Owner-operated managed Wi-Fi changes that structure.

ModelTypical Owner RevenueWho Owns the Network
Bulk ISP revenue share4-6% of ISP billingThe ISP
Owner-operated managed Wi-Fi (mid-rise/high-rise)$40-$50 per door per monthThe owner
Owner-operated managed internet (garden-style)$25-$35 per door per monthThe owner

Managed Wi-Fi gross margin runs approximately 50 percent on tenant billing. For a 300-unit mid-rise at $45 per door per month, that is $162,000 in annual gross revenue from a single property, on the income stack alone.

Capitalize that NOI at a market cap rate and you have meaningful additional asset value at exit.

What Managed Wi-Fi Includes

Designed, Operated, and Supported

OpticWise Managed Wi-Fi is the connectivity product line inside Layer 1, built on the BoT® (Building of Things®) foundation, engineered to the SIC® standard, and held to the 5S® user experience bar.

Design. We design coverage for the spaces the owner wants connected.

Operations. We monitor and manage the network 24/7/365.

Tenant Support. We handle onboarding, device setup, and connectivity support directly.

Equipment. We use first-tier enterprise networking equipment selected for the property.

ISP Flexibility. The network can use the internet providers that make sense for the property.

5S® User Experience Standard

Non-Negotiable

Every OpticWise managed Wi-Fi deployment is measured against five standards.

01

Seamless Mobility

Reliable connectivity where people and devices need it.

02

Security & Ultimate Privacy

The right access for the right people and systems, with tenant privacy protected.

03

Stability

Problems stay contained instead of spreading.

04

Speed

Performance matches how the property is actually used.

05

Service

Someone owns the problem through resolution.

Where Managed Wi-Fi Fits

The Data & Digital Infrastructure Foundation

Managed Wi-Fi runs on the same owner-controlled infrastructure that can support HVAC, access control, cameras, sensors, meters, lighting, and other building systems.

  • Building automation and HVAC controls
  • Access control and video security
  • IoT devices and sensors
  • Lighting and metering systems
  • Voice services
  • Any SaaS platform the owner deploys

One network. One governance standard. Vendors plug in under rules.

When the Wi-Fi network is also the building's data plane, the data it produces (tenant patterns, usage, device counts, system health) feeds the intelligence layer (Property Brain™) that drives the Big Three Plays: utilities optimization, insurance positioning, and occupancy-side efficiency.

That is how connectivity stops being a cost center and becomes the foundation for $500 to $600 per door per year in compounded NOI uplift from the expense stack, on top of the income stack from owner-operated connectivity.

Who This Is For

Best Fit

Mid-rise and high-rise multifamily

The radio environment cooperates, the per-door economics are strongest, and the 5S® user experience standard delivers the most visible tenant impact.

Multi-tenant office

Systems density (BAS, security, access control, parking, conference) justifies a unified owner-controlled data plane, and tenant-facing Wi-Fi is a leasable amenity.

Mixed-use

Same foundation, multiple revenue streams across residential, office, and retail tenancies.

Asset Type

Does managed WiFi work for garden-style multifamily?

Radio frequency is fought by concrete verticals and stairwells. For garden-style properties, OpticWise typically delivers managed wired internet to the unit (still owner-monetized, still owner-controlled) and reserves the full managed Wi-Fi model for mid-rise and above.

The Path Forward

What if we already have a bulk WiFi or cable agreement with an ISP?

If you are locked into a bulk Wi-Fi or cable agreement with an ISP, the path depends on three things:

Termination clauses. Most have an exit fee scaled to remaining term. Sometimes it is worth paying; sometimes it is worth riding to expiration.

Wiring ownership. Sometimes the property owns the in-building cabling; sometimes the ISP does. If the ISP owns the wiring, the path to owner-controlled is more capital-intensive and may not pencil until renewal.

Renewal posture. Inside the last 12 months, many ISPs will negotiate a clean exit rather than fight a fee.

OpticWise does not push owners to break contracts that are not economically broken. We map your remaining term against the income and expense uplift you would capture under an owner-controlled model, give you the breakeven date and the IRR, and let you decide.

Frequently Asked Questions

How is OpticWise managed WiFi different from a bulk internet provider?

Bulk internet providers like Spectrum Communities, Pavlov Media, or Boingo install their own network in your building, deliver connectivity to tenants, and keep the data, the credentials, and the equipment. The owner gets a revenue share but no control over the network, no access to the usage data, and no ability to connect building systems to the same digital infrastructure.

OpticWise managed WiFi is Layer 1 of an owner-controlled digital infrastructure platform. The owner holds the admin credentials, owns the equipment, controls the network segmentation, and uses the same digital infrastructure to connect tenant Wi-Fi, building systems, IoT devices, and operational technology. The connectivity is not a standalone internet product. It is the foundation for Property Brain™, the Big Three Plays, and every decision engine the owner will ever connect.

Can a CRE owner generate revenue from managed WiFi?

Yes. Owner-controlled managed WiFi through OpticWise's ElasticISP® model allows the owner to offer tiered connectivity services to tenants as a building amenity or a revenue line. Because the owner controls the network, they set the pricing, the service tiers, and the terms. The revenue stays with the property, not with a third-party ISP. This is one component of the new-revenue layer that compounds alongside the Big Three Plays.

Does managed WiFi connect to the rest of OpticWise's digital infrastructure platform?

Yes. That is the key distinction. Managed WiFi from OpticWise runs on the same BoT® digital infrastructure backbone as access control, HVAC, metering, elevators, and every other connected building system. All of them share a single, segmented, owner-controlled network. That means the data from every system is available in one governed data plane, which is what enables Property Brain™, portfolio-level benchmarking, and AI readiness. A standalone bulk internet provider cannot do this because they own the network and the data sits in their platform.

Run the Math on Your Property

What Could Owner-Controlled Connectivity Look Like at Your Property?

We’ll review the existing network, carriers, support model, infrastructure, and economics.

  • What data & digital infrastructure you actually own, and what your vendors do
  • Where recoverable NOI is sitting in your buildings
  • The economics of owner-operated managed Wi-Fi vs. your current bulk agreement
